Standard:

- I worked in architecture and engineering as a graphics specialist and project manager for almost 10 years before switching full time to being a Realtor. We also have to engineers in our office that work part time as real estate agents. One of them, a structural engineer, quit his job this year as he made over 100k as a real estate agent. Considering this was one of the worst years in 10 in the Denver market. That's pretty good. If you want to be an Architect, I assume it's not about the money. It will be a long hard haul until your making good money as an architect. I would highly recommend taking an online course to get your real estate licence. I completed all the required course work online in about 5 days. The costs for the class, my license, insurance and my Realtor dues amounted to about $1500 for my first year. There are lots of small brokers/companies that would be more than happy to have you and there is potential for a lot of money even without going full time. Look for one with a niche that will make it easier for you to compete as a young broker. You would most likely be on a commission split between 50% and 70% on each deal depending on how you get your leads. You should look for a place that doesn't charge any desk fees. My last year part time with my architecture job I made almost 35k spending less than an hour a day following up with clients and leads as a Realtor. Bottom line, I highly recommend it. The return on your investment into being a Realtor will make you a better architect by having a better understanding of the value that your buildings will bring to your clients. And of course, you can make a lot more money than as an architect if you apply yourself. You can also be both without any real problems but you will have to learn to manage your time well as you will be getting calls on a regular basis. Good luck

- If your what is an real estate agent?? Anyway, I can figure out what you tried to say. There are two commissions, one for the purchaser's realtor and one for the seller's. If you sell yourself, then there is no commission to pay. The purchaser's realtor is still going to expect her 3 percent, or whatever the percent is.

- Do it, once you are qualified, you can work for someone or have your own business. Your licence will never expire and you can't get a licence unless you work in real estate. Usually you start in the rental part, but everyone has to start somewhere. A trainee agent is paid a small retainer, so you must find someone willing to take you on. It is helpful if you are pleasant natured and good with people. One house sale earns lots of commission, 2% normally, and you get a share of this. If you sell shoes, you don't get very much. An office near me turns over $1m per month. Your share of this could be very nice. Generally agents work weekends but get some time off during the week. Just concentrate on getting your Agent's licence first. You can advance later to broker or auctioneer, etc

- Now is not the best time since the market is so slow here. I got my license in Florida in December. It only took me about a month and I did almost all of the course online. Reading a book about it would just be like taking the course. If you are really interested take the course. If not wait until the market picks back up. You wont make much money now and you have to renew your license after about a year and a half. So I would suggest to wait...p.s. a book wont help very much.. there is a lot to learn and the best way is by actually getting ur license and doing it.
- Q: I am asking this question for my mom. She is 46 year old and thinking of getting into real estate school. Here in Tennessee, she can get this in 6 weeks. She does not know much about the work, but likes that it is quick. she really wants to make money. though we are hearing that they make pay on commission and that in the long run she may not make much money. - Your mother should check to see what is required to be a real estate appraiser in Tennessee. Every state has different requirements. In Texas, the Texas Real Estate Commission web site would have that information. Perhaps the same is true in Tennessee. Here an appraiser has to take quite a few courses, and pass the tests, and then has to take a licensing test. After that, you become an apprentice and have to work under a fully licensed appraiser for a period of time before you can do work on your own as an appraiser. I would not recommend that she pursue a career as a real estate agent unless she has researched it thoroughly. It can be a very rewarding career, and there are some that can earn a good living. But, there are many more licensed agents that drop out the first year because it takes a while to get established enough to earn a decent living. If your mother has always been a salaried employee, she may find the stress of being an independent contractor too much to handle.

- Pros: you can make a lot of money (if your good and the market is good) you work when you want, and only as much as you want its pretty easy work cons: if the market goes down, your screwed, unsteady income, so you better plan ahead and have lots of savings its hard to get started you have to be a social person and convince people to do business with you
