Standard:

- Q: with hopes of getting into the real estate investment field, what type of real estate class(es) would be best for me? i'm talking about the type of real estate classes offered at the typical community college (classes ranging from real estate principles to escrow).i will eventually try for a real estates license, but for now, i'd like to take one or two courses that will give me the most and best information on how to work in the real estate investment field.
- Real estate classes at the community college are probably fine. Just make sure they are accredited and that they will count as credit for the license. Call the Board of Realtors in your area and ask what requirements are to be licensed in your state. The rules vary from state to state. If you want to test the waters, I would start with Real Estate Principles and Practices I and then take Real Estate Law. Those two courses will give you a nice overview.

- the economy has not fully recovered, and real estate is still not that good in many parts of country, and therefore there are only few hiring. If that is what u want to do, go for it, but be patient in looking for jobs.
- Q: I'm 21 years old and going to school to become a civil engineer. I am currently working for a engineering contractor company and have a lot of experience in the construction field.I've always loved real estate till the market got bad. I plan on getting my real estate sales associate license in January here in Miami, Florida by doing a 4 week course at a real estate school.Can I somehow tie the civil engineering to real estate career as well. Also if I get a job as a real estate sales associate would I have enough time to continue my schooling for my civil engineering degree?I am a people person and love to persuade people. - I think it would be better to keep on your civil engineering degree. You will make more money. If you have wealthy contacts, perhaps you can turn that into being a developer.

- Q: would I earn more money as a real estate (residential) sales agent or as a commercial broker?
- Commercial brokers I think earn more, at least they did in the past. But neither job is doing that well in this economy. I kind of think that currently you would do better in the residential sector of the real estate field. I see a LOT of commercial buildings sitting vacant. I live in Seattle and some developer put up a 'glass tower' like two years ago. It's sitting there absolutely vacant (about 40 stories tall). On the same note, developers threw up very many condos around here in downtown Seattle. I can look out my window and see them. Guess what? They are like 95% unoccupied. So-called 'zombie condos'. People are having trouble affording real estate in this recession. (I have a nice apartment across the street from these massive condo buildings. I never see any lights or TVs at night in them when I look out my window - that's why I know that those buildings are for the most part unoccupied). So, five years ago, real estate was kind of a booming business here in the USA, but the bubble burst. It's going to be awhile before it really comes back - I'd estimate ten years, if ever.
- Q: Does anyone know of an online program or college that will qualify me to become a real estate broker and take the test? I'm currently going to the university of phoenix for business marketing and wanted to know if the credits that I earn will qualify me. If not, does anyone have any suggestions of online programs or anything to become a reaal estate broker? Thanks
- The rules vary by state, and according to some previous posts on YA, the only thing your credits help with is waiving some of the broker requirements. Supposedly, a BA or BS waives the 3 years as an agent requirement to take the broker's test, but again, that is information that has been posted here and I have not verified it since I'm not in California and it doesn't effect me. I took my course through online ed, through a RE brokerage in my city. Contact RE brokerages to see if they offer the course.

- In many states you need a real estate license [which requires completion of a set of classes] and then have to work with an established realtor. Try doing a search on real estate license, Chicago or something similar. Or, go to the Illinois government website and look for a button marked licensing.

- To okorder After you have educated yourself, then you can find a broker or an agent that can either sponsor you when you decide to get a license or just learn from. You can do this for a while until the the situation starts to get better. I hope this helps.

- In most states, you must attend a real estate sales school, then take a state test to get your license to sell real estate. Then you must find a broker willing to hire you for a set number of years (3yrs in my state) then you can go back to school and take another state test to become a broker. If you get your broker license, you can go out on your own. Owning real estate is not a requirement, but most people selling real estate do own real estate investments.
