The design drawing is the first step we should consider. If you have your own design, we will    recheck it and start production based on it.

 

If you don’t have design plan, we can achieve it   for you. CNBM is one group, we can provide you not only production and material, but design and drawings. The designing charges will be confirmed according to your project details.

4. Packing choice:

 

(1). We can choose the steel structure to pack the products, its cost is a little higher, but the result is perfect, easy to transfer and load. This packing is designed for accurate production

 

 (2).Bulk packing. This packing is designed for  heavy steel structure, such as beam, pillar, its advantage is cost less and easy to operate.

 

5. Shipment choice

 

(1).     Container transportation. We can load the steel structure in the container directly. This choice is available for small project, the total weight of steel  is less than 3000 tons.

 

(2). Bulk cargo ship. If the total weight of steel structure is more than 3000 tons, we can choose  bulk cargo shipment. This choice is cost less and save time.

 

6.     Installation choice:

 (1).     We send our engineer to guide the  overseas installation . This is available for the small project. We will send 3 to 4 engineer to guide the local workers to achieve the installation. Its advantage is saving installation charges for customer.

(2).     We send our engineers and construction workers together to operate installation. This is better choice for big project. Cost is a little higher, especially for the air tickets, accommodation. However, it will save the time for customers.

 

 

 

Q: I recently read about Raffaelo Follieri and i could not understand how a real estate scam works. I then googled "real estate scam" and found nothing explaining it. The only part that was clear is paying people with bad cheques. But it seems to go on for years. Wouldnt it look suspicious if multiple people were sue ing a person for unpaid service? But i am sure bouncing cheques is only a small part of it.
I have not read about Follieri but I hope this helps: Basically, a scam works by not delivering what is promised to you but taking away your money. It can also mean promising to give you back double or triple your money invested. In the Philippines, one big time scam involved getting interested investors to put in their money in a business. The first two or three times the money returned with bigger sums (with earnings) as promised by the group which had put up a classy office manned by beautiful and respectable looking female staff. After the investors had begun to trust the company, the group asked the investors to put in bigger sums. That's when they ran away with the bigger money. Maybe the payment was like that in the case you have read about -- in checks with no deposits, or bouncing checks. A real state business involves buying and selling lands, buildings and houses, and developing big buildings and subdivisions for sale. Maybe the victims were asked to invest so that a real estate project can be developed and sold with big profits. If there was a visit to the project site, that's smart. When the investors return, the site is gone or it is discovered that the documents for the real estate properties were fake. Maybe they returned some good earnings at first. But when it was time to pay the bigger earnings they issued bouncing checks. Well, the best the victims can do is file a class (meaning, group) suit against the scammer simply on bouncing checks. But if there is a law against scams and it is proven, they can file the case as such. They can include fraud and estafa, with words like qualified. But that's for the lawyers.

You can call, mail and email every person you know, and you just may pull a deal out of the hat sooner than expected. You do not have to pay a real estate agent anything. The agent gets paid when you buy a house and close escrow. The agent will get whatever the commission is, about 2.5% or 3%. You can find a real estate agent and tell them what you are looking for and how much you want to spend. You can instruct them to contact you when they find one that works or email them to you. Many agents like to do it by email, then you can see what is available and if you like anything you tell them and they will take you to go see it. If the agent wants you to sign a agreement with them saying you can't buy anything with another agent for a specified amount of time (agents from places like help-U-sell do this) find another agent. You want someone who is going to do a good job for you and if you don't like them you do not want to end up in one of these agreements. You really should get a pre-approval letter from your bank so you know what you can afford. Many agents will ask for this, so you will want to do that first, before finding an agent.

I think you need to contact the Florida Real Estate licensing agency. Also, try asking the broker in Florida under whom you plan on hanging your license. Minimally, you're going to need to talk to the IRS about getting an FIN (Federal Income tax Number). So that your broker knows what number to put on your 1099 at the end of the year. (you will need to pay taxes on this income) Is there a state income tax in Florida also? If so, why don't you try to get a license in a state (like Texas), with no state income tax. You'll keep more of what you earn that way. You can refer clients to any state in the country with a valid real estate license from any state, but keep in mind that the referral commission check will be written to your broker, and you'll get the percentage that you've negotiated with the broker. I guess you could try to find out what's the easiest state to get a broker's license in. Then you get 100% of the referral fee. Just had a last thought - do you have a Mexican real estate license? I think that would work. One more last thought. Have you spoken to the INS about a work permit?? Also, do you have an Israeli Real Estate License?

Real estate agents don't care who buys the house. Their job is to sell the house to anyone that wants to buy it. The people you need to convince are the mortgage lender companies. Where you could have issues is that if a lot of your income relies on tips (eg waiters), some lenders do NOT count that money as your income and base what they lend on your basic wage, which will be pretty low.

There is no need to go to college for that, invest your time in marketing or business administration. A brokerage doesnt broker homes. You employ real estate agents that pay a portion of their commission to you. They list the homes they want, doesn't matter if its a 20million dollar home or a 20k condo. Maybe you mean real estate agent? Focusing on more expensive homes? The problem there is finding the clients, if you came up in a wealthy social group it may be easier for you. Becoming a real estate agent is fairly easy and just requires classes and some fees. The brokerage requires you to be an agent for a few years first, more classes and licenses. I primarily do investments but I highly suggest spending a few years doing traditional real estate before stepping into this world. Whatever you may think of your mentor, if they are an agent working for prudential they are not that successful. The successful agents own their own brokerage and don't give a % of their income to a broker.

I had a Real Estate license (Not New York) and as long as we were with a Broker that was all you had to do and attend the required continuing education courses. You could even stop with a Broker but had to be active every so many months, I not remember. I not even think you had to list or sell a house. Many here have Receptionist with a license and they only answer real estate related questions. Maybe your Broker failed to turn in some necessary paper work for your State? I assume the State Board of Realtor's cancelled your license. It been over 20 years I worked in this and there probably been a lot of changes, so take my words with a grain of salt.
