- Ive done both I spent 5 years in the car biz – made a great living and hated the hours and competition. Now Ive been in the real estate game for almost 8 years. It wasn’t easy, getting started and getting my RE biz off the ground took a lot of time and hard work. As far as timing.. I got in at a much better time than you are looking at today. Its a lot more “dog eat dog” today. Its a lot harder! You can make a great living, you can do well by I wouldn’t quit my day job (not in todays market). See if you can take some shorter hours and work on both at the same time. If you work HARD you can and will do fine. As far as the Broker (Prudential).. the name doesn’t matter the people inside are all that counts. The system, support and staff are so different from office to office regardless of the name. Just pick a broker that you can talk too. Someone who is willing to show you the ropes and answer the cell phone when you’re in a bind. - one must become a sales person before becoming a broker. And it is anything but easy; 3/4 fail the test the first time. --to help someone sell property, a broker's agent will take a LISTING. to help someone BUY property, an agent will sign a buyer's agency agreement and find what the buyer wants. the seller pays the commission for the seller's agent and the buyer's agent, in most circumstances. the more agents that a broker has, the more likelihood that one or two will CLOSE deals monthly; that commission is split with the broker UNLESS the Agent pays a desk fee. can guide you further if desired; am licensed in a dif state
- Q: Hi, I'm trying to buy a restaurant right now. I already signed the purchase agreement. So far I don't have my own agent. The agent hired by the seller tells me what to do next. That is because this agent told me that since the purchase price of the restaurant is kind of low, I shouldn't hire my agent. - In cases of dual agency the listing agent becomes your agent and the office broker becomes the sellers agent during any disputes. If you have not granted the listing agent the right to represent you as a dual agent you can get an agent of your choice to step in. I would recommend using an agent familiar with commercial real estate. For your loan you will need a business plan and other extra items that an average agent wont be of much help with. No agent that represents a party in a transaction should ever just tell a client to figure it out for yourself that statement alone is grounds for replacement of the agent. It is in the best interest of her and her clients that this deal closes. Leaving you hanging like that is counter-productive and affects all parties. The price has no bearing on your right to effective representation. Perhaps a legal attorney should become your agent in fact.

- You have to make the houses you invest in work for you. You have to rent it out so that the tenant pays your mortgage. You're not making money on the tenant. You make money later on when you sell it. You need to invest in multifamily units (apartment buildings) to make money on the tenants. With the equity you build in the house over time you then take out another mortgage to buy another house. And so on and so on until you have 20 houses. This can take decades. Financial riches take time. Now you have 20 houses with 20 year mortgages. If you time it right you will pay off the mortgage on one of your houses every year. Then you remortgage the house and pocket the loan money. That's an oversimplification, but that's basically the idea.

- To become a Realtor you will need to take a real estate course and pass a state test to get your license. Being a Realtor is hard work. Some people are good at it and some people aren't. If you are the kind of person who can sell ice cubes to Eskimos then you'll do fine. Some things to do to be successful are: Contact everyone you know and let them know that you are selling real estate and ask who they know that wants to buy or sell a house. When you are out introduce yourself to as many people as you can and ask who they know that wants to buy or sell. Give your business card to everyone you meet. One broker I had said if you make 10 phone calls every day you will be make a decent living. You can call people who have their houses for sale by owner, people whose listings have expired, and anyone else you can think of. The company you work for should give you training on who to contact and what to say. It's not an easy job where the money just rolls in. You may go months without a sale. Remember, real estate is commission work so if you don't have a sale you don't get paid. There are fees that you will have to pay also. You have to pay to be a member of the National Association of Realtors and to belong to the local MLS (Multi-Listing Service). I'm not trying to discourage you, I just want you to realize that you don't sit back and relax while people call you and you wait for the money to roll in. It's like most careers, if you work it hard you can be successful.

- Houston is a huge city. I would pick the area I want to live in (Clear Lake- downtown- Woodlands- whatever) and then ask your friends and family in that area for recommendations.
