Contact The Appraisal Institute and tell them that you want to learn to be a real estate appraiser and that you want to earn your MAI (Member of The Appraisal Institute) designation. Take all of the training classes offered byTheAppraisal Institute and go to work for a firm that is owned by a Member of The Appraisal Institute. Earn your MAI designation. This is the best foundation that you can get for a real estate career. You can then get your real estate brokers license,, which is easy to get, and sell real estate, invest in real estate or you may decide that you wish to stay on as a real estate appraiser. If you do what I have outlined for you, you will have a better foundation than 99% of the people out there who are running around with real estate licenses but do not know what they are doing. With respect to renting or selling houses. I have been investing in real estate for 40 years. I do not recommend that you sell realestate if you do not have to. I recommend that you build up a portfolio of rental houses and keep them. The rent that is paid is a good stable source of income, and the houses appreciate in value. Anyone can sell personal property. You have to be licensed to sell someone elses real estate, unless you are exclusively on their payroll.

So all those people who could make their domicile money, now can't have the money for gasoline. they are going to purchase the gasoline and lose their domicile. Why do human beings purchase residences they'd fairly have the money for or with outrageous loan money.? issues happen. OK! yes, you need to take real estate courses and pass the tests to get your license to sell RE. There are numerous 'hidden' fees once you go to work for a RE company. I would suggest you talk to a branch manager of a well known RE company. Ask lots of relevant questions. P.S. Not a real good time to get into RE, unless you are willing to ride out the sub-prime mortgage and foreclosure mess.

The pay is very good if you have enough business. That's up to you and how well you market yourself. Real estate is a little slow currently but if you can get in good with successful real estate agencies that are doing plenty of business you will have a good amount of work. You have to be really good at your appraisals and real estate agents will refer you to their clients and other agents. Good luck in your career.

Kemperk has answered you well as far as specifics. I would also encourage you to visit the local board of REALTORS and ask a lot of questions. Being a real estate agent requires personal resources to get your business up and going. Your earnings are 100% commission based and you have to pay your own way for local board membership. NAR membership, Kansas Association of REALTORS, MLS fees, broker split with any transactions, your own gas, computer, computer connection, cell phone service, additional advertising and the list goes on. All of this is paid out of pocket before your first transaction closes and you collect your first check. The State mandated basic course is usually paid by the student, the fee the State charges to take the test and fee for the license once you have passed the test. It may take you two to six months to close your first transaction if you really get out there and generate leads. I haven't covered but the tip of the iceberg but it can be a great business and a lot of money can be made but the truth of the matter is the average agent may only close a few transactions in a year and if lucky make $20 to $30k. Most will make far less but if you like people, sales, are willing to be taught and know how to manage money you will do well.
