Q: I'm considering going into real estate and want a good way for someone with my current situation to get a good start. I thought about going to an actual company like Coldwell, or maybe a smaller chain one, and asking if I can do part time internship, or something along that nature to get started. My current situation is working full time at a chicken factory that runs about 50 hours a week and going to school full time. I have a family and I have little to no time to do anything, and that is including my homework. I'm not going to school for real estate (obviously) but have thought about changing my major to accommodate for this; Maybe a business major. Any feed back would be appreciated! :D
Wait...are you serious? You couldn't have picked a worse time to consider real estate. No one can afford to buy a house these days. Hell, 10% of the population doesn't even have a job! Banks aren't lending. Home equity was crushed. My friend's mom was a great real estate agent. She lost her home 8 months ago. Business is a good major. If you don't have time to do your homework, try working a security job. You don't have to do much; you can do your homework at the job.
Q: Not sure which is best to invest in. I would like to work in the housing market but I am not sure which job title would be better. I've dabbled in house flipping but with no success. Should I just become a real estate agent? Many people have great things to say about flipping houses but why not just become a agent? I have tried to research this question but no luck finding an answer. So I ask you . . . Which is better to invest time and money into . . . An agent or a Flipper? Thanks in advance
House flipping has a high risk to reward ratio. There is only one way to make money: sell the place for more than you paid for it and the renovations. There are also many ways to lose money: go over budget on the purchase or renovation, unexpected problems, overestimate the finished value, lose money to tradespeople, lose money on the sales, not be able to sell the property, interest on construction and purchase loans, etc, etc. Furthermore, most people have to risk most of their personal financial health and savings to even get into the project. And that is not even considering the fact that flipping homes is ALOT of work. In my opinion and the opinion of many successful real estate entrepeneurs I know, for most people, flipping houses is not a good option. It is pretty much only good for an experienced tradesperson who has business savvy. Being an agent can be great, but its a career path more than an investment. In the end, I feel the best RE investment for the average person is rental properties.
Q: Is it possible to make a living working in real estate rentals in NYC?
Even individuals doing truly property complete time discover it difficult for the reason that the hours are so household unfriendly. If you wish to do anything side-time in truly property, you are greater off going for an administrative or income aid function. If you're gifted you may also also be fortunate sufficient to have your enterprise pay for the truly property categories for you. Regarding the valued at of the categories, if you are not able to discover listings or promote the listings you have got, then the categories, for you, are not valued at the cash. If you are capable to capitalise on what you study by means of getting a well mentor who can exhibit you easy methods to acquire plenty of listings and promote very simply, you'll be one of the most fortunate few who make an excessively enormous revenue.
Q: would you prefer a real estate agent with tattoos who is relaxed and easy going, or someone who drives a nice car and suit and both are equally helpful?
Jeffery Dahlmer did not have a single tattoo. But I would not invite him to dinner. Most of the recent financial scandals and embezzlements that hit the front pages were handled by clean cut professional looking gentlemen (and a few ladies) The relationship between having a tattoo and being a good real estate agent escapes me. I would see what the agents prior record (in the real estate industry) is, and look at the size and nature of the sales that he/she has handled. If I was really going for the in depth research I would also contact previous clients to get their feedback.. Even if the guy is a die-hard Samoan with face tattoos that would keep even Mother Teresa awake at night, I would still consider using him if he was competent and did the job better than the other guy. If you are looking for a car, you do not question where the roads lead to.
Q: What is the first and best source to find out how your own local real estate market is doing? or what is the best sategy to conduct research?
Go okorder and check out their riskiest real estate markets in the country right now and buy a place in one of those cities. Whenever everyone is rushing somewhere to buy real estate, you sell there. When people are running away from somewhere, you buy.
Q: If I were to start a career in real estate, after college, located in New York City, how might I start? How long would it take to make it to the top?
Real estate is tough these days. You start by hanging your license at a firm that has strong programs for new agents. They do not park you in front of some stupid videos or webinars, they get you real training. How long it takes you to make it to the top depends on you.
Q: This is a feild that really appeals to me. I have always been interested. I know it's hard to start out...I have tried and gave up once because of the costs....I was going in debt...lol. But, I want to try again. Any tips? What are some good companies to work for? Any of you make any money within the first couple months? Also, after you work for a while is it possible to work at home...or at least part time at home? I am going to have a baby in the near future? Also, is it better to start off working for a builer rather a real estate company?
Get into mortgage lending now while everyone else is bailing out. You can make it. It is the most fun career you can choose. If you apply at a big bank, they will probably put you in the loan modification department since that is where they are desperate for help..
Q: When you get your real estate license, do you have to pay a certain amount of money every year or every few years etc to keep you license up to date? If so how much? Do you also have to take any extra classes after your licensed to keep your license up to date? If so how many how often? I live in IL. Any info about being a realtor would be great.
Hi Tyler, Yes, you are going to desire a license. The state of California has handed a regulation that a truly property license is wanted if you're making plans to paintings below the supervision of a certified dealer. You can nonetheless get your license if you don't instantly plan to be hired via a dealer; nevertheless, you are going to no longer be equipped to participate in movements that require a license. You must take California truly property license examination.
Q: I'm 17 and I would like to become a real estate investor. Do I go to college and learn about it? Should I start off as a real estate agent and then go on? What should I do?
You okorder to see which books are rated as most useful by the people who've read them.
Q: I was lying in bed halfway sleep this morning and i over heard a infomercial about how regular everday people where making big money in real estate buying and saleing foreclosed homes. They sounded genuine . I never realy considered doing this and don't know the first thing about it. Can anyone tell me how i get into it step by step?
A dear friend of mine is a Real Estate Broker. We were discussing this same thing the other day. His cut............there couldn't be a worse time to get involved in real estate for purposing of sales. The only activity is taking listings for homes that are at risk -and- might never sell, at least in the foreseeable future. The $$$ right now are in writing BPOs (Broker Price Opinions) whereas the Realtor is commissioned by a bank or mortgage company to set a value (opinion) on a home for inclusion into the MLS. You drive to the property, take a picture or two, write a description, assign a market value (based on comps,) and remit all to the requesting potential lender. These BPOs generally pay $200-$300 each -and- there are as many available to write as there are empty homes !!
