Q:My husband was making enough money before but now he has to hire a lawyer so that he can visit his daughter (mom is trying to get rid of him but he feels it is his obligation to have a relationship with his daughter). Being a real estate agent can be real intense sometimes. You are often at the mercy of your clients and their schedules. I have heard that it can a great part-time job with some built-in flexibility for moms, but now that I am going on year two in the business, I understand that it has taken a lot of hard work and time to get where I am, averaging about 1 sale per month (about $20k-$30k per year after write-offs). I feel your optimism, though, as I am now 9 weeks pregnant with my first, hoping that I can still maintain (or better yet, increase) my business in real estate. I can certainly accomplish a lot from home, but I am most productive when I'm out in the field. Good luck!

The best experience you can get is to purchase a home for yourself, seriously. You will learn a ton during the process. If that's not a possibility, go to RE school. Watch Real estate shows, or housing shows. There is a lot to know, and it's tough out there, dude.
Q:My pal Sally is thinking of buying a home. There is a home she likes but she does not know if she can afford the house. Today she is meeting with a real estate broker where she will discuss financing and lending for loans for the house she wants to buy. I do no think she should take their word alone that she should also talk to to a lender as well and that it should be an independent lender not one that they suggest. The Broker claims that she has over 30 years of knowledge in helping people with loans and lending issues. My point to my friend was that just because she claims to have 30 years of knowledge does not me she actually knows what she is talking about when it come to leanding and loans issues. Also the broker she is meeting with and the house she likes are two diffrent comapanies .Am I being worried for nothing ?
I would contact another mortgage broker after meeting with the real estate person (who might also be a mortgage broker). A mortgage broker gets daily rate sheets from a bunch of different lenders. And, if the broker ends up securing the loan for the client, the broker gets a commission from the lender. And, the amount of the commission is based on the terms of the loan (interest rate, amount of the loan, how many discount points paid, etc.). Two different mortgage brokers will basically have the same rate sheets to work off of. But, some mortgage brokers will steer the client toward the mortgage that looks like a good deal, but isn't the best one available, because it offers the broker the better commission. Other mortgage brokers even roll part of the commission into the borrower's loan fees, resulting in what they call a no-cost mortgage. These tend to be slightly higher interest rates, though, so the commission is high enough to pay the borrower's fees and still give the broker a decent commission. When you get pre-qualified for a loan, this is where a mortgage broker or lender has reviewed your financial status and says you can afford to borrow x-amount of money. And, this is usually required before a buyer can submit an offer. But, the buyer can choose whatever mortgage broker or lender he wants when it comes time to make the actual purchase. So, like buying anything, the smart thing to do is shop around with a couple of mortgage brokers and see who offers you the best deal.
Q:My girlfriend is set on being a real estate agent after high school. She has always said that she doesn't want to go to college because she doesn't want to go into debt when she doesn't need to. She thinks that you don't need a degree to be competitive as a real estate agent. Is this in correct? And if she would be better off with a degree, what should she major in? I thought Real Estate would be the obvious one, but it doesn't seem like it's a degree widely offered in schools that aren't giving it online. Would something like a degree in advertising be better?
You ask if she would need a degree to be competitive...I would say no (and I'm a college professor that understands the value of a degree). The top broker in my city decided he wanted to be in real estate in high school...he enrolled in all the courses online and then moved to a larger city for one year to work under a top broker and learn the business. Then, he returned here and started his own agency. In less than two years, he owned the top agency in the city and was a millionaire several times over before the age of 21! A degree can be an asset, but in my opinion, real estate is a game of experience, contacts, and a sales personality (natural salesmanship)...the first two you can learn on the job...and the last is something you either have or you don't. ...and no, a degree in advertising would be a waste of time unless she wants to work in advertising. A degree in marketing would be better (more versatile)...but if she already knows that she wants to work in real estate, then she needs to get a job in the field as soon as possible so she can start learning what it takes. She can always go to college in a few years...perhaps when she's making enough in real estate to avoid going in to debt!

I am not planning on becoming real estate agent, but I don't know basic terms such as mortgage, foreclosure, etc. I have absolutely no idea about home buying/selling process.
You have several options as to acquire booklets and other information concerning the purchase of a house. #1. Pamphlets There are many pamphlets published by the Untied States government. You would need to contact a local mortgage lender that is authorized to do government loans. These pamphlets are free to you. You would need to go by the local mortgage lender's office to acquire these pamphlets. These pamphlets are easy to read and are normally about 10-20 pages. #2. Commercial book There are a few books you may purchase at your local book store. Some are in cartoon form to get the message over and use elementary terms so you would not be over whelmed. These books are not very lengthy. Many of these booklets would be available to you at your public library #3. Real Estate buying class In some instances a local real estate or mortgage company would hold a seminar that last about 2-4 hours that would inform you of the terms, process and procedure you would need to go through to apply for and be approved for a mortgage loan, after which you would be able to look for a house that would interest you. Most would pas out limited literature for you to have and take home with you. There normally would be real estate agents and mortgage loan officers available to answer any questions you might have. You can go to school to get your real estate license and then a broker license. Look online at some nearby schools or broker firms such as Century 21, Coldwell Banker (who is the best I have heard) and see if they offer real estate license classes. Once you get that experience, you can begin to invest in various parts of real estate.
Q:so i know to be able to get your real estate license i would first have to have 2 years experience to be a real estate sales person and get my salesperson license. i also know the requirements for that, i just applied for my college classes for real estate and i know that i have to pass these classes and then pass my examination test to get my real estate salesperson license...so i wanted to know how hard is the examination?what questions should i look out for?and how many times did it take you to pass?how many tries can you get?im gonna try to take mine after i pass my classes and i wanted to know if its PRACTICAL to believe that i can pass on my first try :P
You might would want to check the requirements as to what is required to obtain a real estate license in your state. Normally there is no requirement to have two years requirement to obtain your real estate license. There is normally a two year experience as a licensed sales person to become a real estate broker. Also normally a real estate person applying for a real estate license there is no requirement to obtain your license, after completing two years of college. In most states you may go on line to obtain the classroom requirement to obtain the requirements to take the state real estate examination. In most states you may take a weekend class to qualify for the classroom requirements, prior to taking the state real estate examination. After getting your real estate license you would be required by your state to have continuing education in the real estate field. Q:Im 21 and this summer of 09 i want to get my real estate license for my summer break im thinking about attending champions in dallas but can i get some info like on the main courses i really need to take ?
I don't know about Texas; I live and got my real estate license in Virginia. But what you should do is contact one or more major real estate companies near where you are. Many/most will offer licensing courses. They know the topics that must be covered; they know the hours needed to get you qualified to take the test. Many community colleges also offer the courses. One tip: Take a total immersion course. I did it over a 4-week period--three evenings a week and most of each Saturday. If I hadn't had a full-time job, I could have done it in about 10 days. There's a lot of stuff that's covered that just won't stick with you. If you spread the lessons out over, say, 4 months, you just won't remember enough. Also, there are a number of reasonably affordable (something like $69 or so) computer disk review courses. Buy them. They're slick. They really do resemble the actual test. And you can determine your strengths and weaknesses. Hope that helps.
