Q: I want to be a real estate investor for rental properties. Ive been working at different jobs and none of it interests me. I want to be working in the field somehow and get some experience. Apply for property management positions - office work or showing condos at new developments. Also ask real estate agents in your area if you can get a finder's fee or bonus for finding listings or buyers for their agency. This means knocking on doors or just talking to people - at church, at school, etc. to find who is selling or buying. You will be amazed how much you learn just doing this - how to read people - what and how to ask questions - and when to leave them be. Agents in my area are so hungry for listings due to low inventory, some are offering a commission to non- agents though if you have a license, the average lead fee is 25% of the listing agent's commission. There are also investors, builders, flippers and rental investors who will pay for lead fees. Many who do foot work are highly valued.

A good rule of thumb when it comes to investing in real estate is to try and break even. It used to be that if you put 20% down towards the purchase price, you could break even or possibly have a little positive cash flow at the end of the month. If you do buy a place and then rent it out, the next step would be to either borrow some equity against you rental property (if you have any equity that you could borrow and still break even) or you can list the house for sale and invest in a 2-4 unit place. It's good to invest in mid-range areas. Higher end places tend to be more owner occupied, meaning less tenants and the lower end neighborhoods, you may be at risk for housing prices to decline more than they will in the nicer areas. We are in a very interesting real estate market right now, be sure that the Realtor and lender you are working with have your best interests in mind and that they both have good business track records. You can check at the Department of Real Estate to see whether or not they have had any problems in the past. Q: My parents own a house in a small subdivision and behind the house is a large area of undeveloped land that hasn't been taken care of for decades. I assume it is owned by a local real estate company, but not entirely sure. My parents cleared out all the kudzu that was creeping into their yard and made a space that goes about five feet out along the length of the fence. They recently started planting some vegetables in this area since its not in use and it seems whoever owns it has no plans to do anything with it but I am concerned they could get into some legal trouble if company who owns it finds out they have this small garden back there. So the question is, can my parents get into serious trouble with this?
Your parents won't get into serious trouble for doing this. Some one might one day come by tell them they can't plant there anymore. If they do plant on this land and use it consistently for 15 years they can claim the land as their own. The best thing to do is go to the county and find out who owns the land then go to the group that has jurisdiction over the land which will be the town, city, village level or county level and ask how the land is zoned and what the future plans are for this parcel. This will give you the best estimate of what will eventually happen w/ your property. They should have done this before purchasing their property and any decent real estate agent would have made sure this was done. Sadly in the residential real estate field only about 2% of the agents realize this is important. You could have the back alley of a Wal Mart coming in next year or a manufacturing plant, pig farm, etc. All of these will kill your property value.

It appears as if you would want to stretch the limit of the or the spirit of the grant. You currently know that real estate speculation is not allowed. You want to know now if you would be able to purchase a house with a portion of the funds from the grant. Why would you not simply find a office in a commercial part of the city in which you reside. Why does it have to be a house and not an office. Why, if you don't want to work out of your home you would now want to purchase another house to use an office? You might re-read the conditions of the grant and the purpose of the grant. There might be penalties for use the funds of the grant to purchase this proposed house to do conduct your business out of. You might also ask of your case worker if this might be an option for you. Things like this cause those that come along behind for the same grant money to be scrutinized more. There are those that would always stretch the limits of a contract. Q: Okay, so I'm a little weird but I LOVE spending free time browsing redfin . And I'm not even in the market for a home! Real estate just fascinates me BIG time. I'm a stay at home mom but when my young ones get into school full time, I'd love to find a job in real estate. With that said, I'm not a huge people person so dealing directly with buyers/sellers doesn't interest me. I'd like to do something a little more behind the scenes, on the technical side. Not really sure if there's a profession for that. Obviously i don't want to just do data entry (I have an unrelated Master's degree) so is there something that is very real estate oriented that doesn't involve talking to people on the phone all day and meeting up with people for showings?
So in other words you just want to live out your dream but not do any work related to the real estate industry. Yeah no there aren't any jobs that fit your description. I would have said real estate assistant but that requires answering the phone, dropping off and picking up keys, dealing with the website, contracts (IF licensed), etc. But no one will hire an assistant who won't answer phones and do data entry. You made it clear you don't want to be a real estate agent either. You can't work as a conveyancer because you don't want to do data entry and answer phones. Really, it's a fun idea but since you're unwilling to do anything related to the industry (our business is 80% dealing with people, even as assistants, conveyancers, etc), it kind of means you can't get any jobs in it.

Catherine - On a 6% commission, 3% goes to each broker. The broker then pays the real estate agent his or her agreed upon split, maybe 60/40. So on a $100,000 house, the selling broker gets $3000, and their agent would get $1800 of that. Out of that $1800, the agent must also pay all of their own expenses for advertising, MLS dues, taxes, gas and car maintenance, etc. If you are using a Buyer agent, you will sign an agreement that indicates how he or she will get paid - usually through the regular commission paid by the seller, but sometimes, in the case of a for sale by owner home, the buyer may agree to pay the commission. EDIT - In response to the 2nd part, have your own buyer broker agent show you the house in the first place. Do not have the listing agent show it to you - in many states that is considered procuring cause and your agent could need to go to court to maybe or maybe not receive the commission.
