There is a big difference in being a real estate broker and being a real estate agent. You will need to start as an agent working for another broker. The steps in Canada are probably different than for the US, but here, you take an 80-hour course, take the state licensure test, pay your $1000 fee for the course/test/license, and in some areas, you have to find a broker to sponsor you before they will let you take the test. In other words, you have to find a broker that says he will hire you if you pass the test. That keeps every person on the street from just going out and getting a license. Different brokerages have different rules for payment and commission. Some pay you a flat rate per montha and then deduct your commission off of that. Any extra commission you make is yours to keep. With that method, you are guaranteed a minimum monthly salary. You will most likely have to sell for years and prove yourself before someone will pay this way. Some pay commission only, and that's pretty much what you can expect when starting out. What % commission they pay to you will vary from brokerage to brokerage, too. Here, real estate companies charge 6% to a seller to sell a house. 3% goes to the seller's brokerage and 3% goes to the buyer's brokerage. In most cases, the agent gets 1% and the house gets 2%. Do TONS of research before a deal. You need very very thorough inspections and you want to be familiar with some local contractors and know how much they will charge to fix each thing. It would be very helpful, although not required if you had a real estate license. The real estate commissions will eat up a big chunk of profits if you have to pay realtors every time. If you can process the transactions yourself, you basically earn commission on your own sales. Plus you can probably work as a realtor for other buyer and sellers in addition to doing your own houses that you are trying to flip. My other advice is to become familiar with general construction practices. If you can do some of the work yourself, you save money by not paying contractors to do it. I recommend some business management classes, some real estate classes, and if you can find them, some construction management classes.

Q: I had my house listed with a real estate agent for 4-1/2 months. The commission was 5.6%. This contract expired the end of 2008 but it states that commission is owed if there is a sale 180 days from the ending date.I don't think I want to renew the listing right now as we didn't have much interest and no offers. Also, does this seem to be a normal contract? By boyfriend thinks I got screwed on the commission fee.
What that language usually refers to is if the agent comes in with a buyer within that 180 days they can still get their commission - or if someone they showed it to originally (prevailing cause) ends up buying it from your or another realtor after their contract has expired. It should not refer to ANY sell of the property after the expiration of their contract and they would have to be able to prove 'prevailing cause'. That's fairly normal language, but 180 days seems to be a bit long. Either way, you normally would not have to worry about having to pay them for any typical sale through another realtor or otherwise after their contract has expired. 5.6% is a fairly low commission rate as the national average is 6% and in our area it is 7%. I don't think you got screwed on the commission amount. It would always be a good idea to have an attorney look at the contract to make sure, but common practice in most areas would reflect my comments above.
