Q: I have been thinking for awhile now that I would like to get into Real Estate. I am almost 25 and I have 2 kids. My husband has started his career and I would also like to start mine. The only problem is is that I will only beable to take the evening classes or weekend classes, and with that it will only take longer to get it over with. You okorder for more practice. The test is probably multiple choice, so it is a matter of learning the testing style. I hate to sound like a downer. Probably 80% of new real estate licensees drop out in thier first year (similar to the success rate of new restaurants). The ones that have the knack for real estate can do very, very well. If you know a local real estate agent, I suggest you have a serious talk with him or her. You may have the personality and drive to do extremely well in real estate. You may also find it costly and frustrating. Either way, I wish you the best of luck!!!
Q: I want to pick up my real estate license..mabey become a part time broker. Or at the very least not get ripped off when buying houses. You are wanting to do a number of things some you can do without a licence and others you must have one. 1) you can buy real estate and sell it without a licence. It must be you personally or you and a partner who buys it. If you do not reside in the property or if you buy it and sell it within 2 years you must pay capital gains tax. This is to stop people from flipping houses. as a business. 2) Real estate courses are offered at local colleges, universities etc. they are about $600.00 I'm not sure about Ontario but you must be referred by a real estate company. to take it. 3) a broker also requires a licence and you must have your real estate licence to get a brokers licence. There are many books available to advise people how to buy a home. and most Realtors will help you also. Canada has the Canadian Central Mortgage and Housing. it helps first time buyers to obtain 1st mortgages with only 5% down payment. Banks normally require a minimum of 10%. Talk to any real estate agent, they can advise you about courses, also the Ontario Real Estate Board will have information about dates, areas, costs etc of licencing courses.

Delinquent real estate taxes don't go to the state. The local taxing authority eventually sells the property for the unpaid taxes and keeps the proceeds themselves. In many jurisdictions if the taxing authority receives more than the unpaid taxes, penalties, interest, and fees, the excess is returned to the former property owner or is escheat to the state for safe keeping if the owner cannot be identified or located. Edit: The property is auctioned off to the highest bidder. Although the tax liability attaches to the property, property owners must perfect their right to keep the property by paying the property taxes as they come due. If they don't pay, they eventually will lose the property.

Being a great real estate agent is all about helping other and being able to steer them in to a home or sell a home where at the end of the transaction they would be willing to tell their friends, co-workers and family what a wonderful job you did for them. If you apply the above principle earnings would be the least of your problems. The break down on the possible commission is that the overall commission is normally set by the selling agent. The normal commission is approximately 6%, with the selling office and the buying office splitting this 6% evenly at 3%. The real estate agent would then get 50% of that at 1.5%. the amount of this would be based on the selling or buying price of the house. You would be best served by going to a local real estate office asking these questions or attending a jobs seminar, held by most large real estate agency. That is a problem that I have found with real estate people. they appear to be merely sales people that have been picked up off the street and run through some simple perfunctory classes for a few weeks and then they are turned loose to represent you on the most important financial decision that you will make in your life. A doctor cannot remove so much as a simple hang nail with out 4 years of medical school and 3 years of a residency on top of that . They also must pass a very rigorous licensing exam. Real estate brokers can do far more damage than that doctor removing a hagnail if they make a mistake. Yet real estate agents have almost no training and no real professional standards to speak of This needs to change. I recommend that you contact your Congressperson. Find out if they support rigorous new Federal Legislation to require much more rigorous federal licensing standards and federal licensing requirements for Real Estate Brokers and loan officers who are involved in a purchase or refinance involving a Federally Insured Loan. Federal Licensing will permit much more rigorous Educational, examinattion and training and experience requirements than is now required of real estate agents and real estate lenders. By introducing much more rigorous educational, examination and training requirements and also new tests of character requirements and financial responsibliity when they make mistakes we will weed out many of the frauds and the incompetent and will be left with a much more competent and honest group of people in the real estate industry. .
